Every summer we have the same conversation in dozens of Miami homes: the system is down, the repair is not cheap, and the homeowner wants to know whether they are throwing good money after bad. There is no single right answer, but there is a clear way to reason about it.
Start with age. A well-maintained air conditioner in South Florida typically lasts 10 to 15 years — less if it has been neglected or sits in salt air near the coast. Under about eight years, repair is almost always the right call. Past twelve, the calculus shifts, because you are likely to face another significant repair within a year or two regardless of what you fix today.
Then weigh the repair against replacement cost. A useful rule of thumb: if the repair costs more than a third of what a new properly sized system would cost, and the unit is past ten years old, replacement usually wins on total cost of ownership. A $2,000 compressor on a thirteen-year-old system is rarely money well spent — you are rebuilding the most expensive component of a machine that is already near the end of its service life.
Efficiency matters more in Miami than almost anywhere else, precisely because we run these systems so many hours per year. An older unit operating at a low efficiency rating can cost noticeably more per month than a modern high-efficiency replacement. Over the eight to twelve years you would own the new system, those monthly differences accumulate into real money — often enough to close much of the gap between repair and replacement.
Watch for the pattern signals, too. If you have called for service more than twice in the past two years, if certain rooms never reach temperature, if your power bill has climbed without a change in habits, or if the system uses an obsolete refrigerant that is expensive and increasingly hard to source — those all point toward replacement rather than another patch.
There is one caveat worth stating plainly: a new system installed badly will underperform a well-maintained old one. Correct sizing based on an actual load calculation, proper refrigerant charge, sealed ductwork, and real commissioning matter more than the brand on the box. An oversized unit short-cycles, never dehumidifies properly, and leaves your home cold and clammy.
